A good plot photo and a friendly broker are not verification. Before any money changes hands, there are a handful of records you can check yourself. This is the order we suggest.
1. Start with the RERA registration
If the plot is part of a layout or plotted development, the project should be registered with MahaRERA. Ask for the registration number and look it up on the official MahaRERA website.
- The project name and promoter should match what you were told.
- Note the registration validity dates.
- Check the declared plot count and area against the brochure.
2. Read the 7/12 extract
The 7/12 (Satbara) extract is the core land record in Maharashtra. It shows who holds the land, the area and the land use recorded against it.
| What to look for | Why it matters |
|---|---|
| Owner name | Should match the person or entity selling to you |
| Area | Should reconcile with the area being sold |
| Encumbrances | Loans or charges recorded on the land |
| Land use | Agricultural land needs conversion before residential use |
3. Confirm the land use is NA
Plots meant for residential construction should be non-agricultural (NA). Ask for the NA order and check that the survey number on it matches the 7/12 extract.
4. Get a title search done
A lawyer's title search goes back through the chain of ownership to confirm the seller can actually pass on clean title. It is the step buyers most often skip, and the one that is hardest to fix after the sale.
- Collect the sale deeds and agreements for the property.
- Ask your lawyer to search the sub-registrar records.
- Request a written title opinion before you sign anything binding.
5. Walk the ground
Documents describe a plot; the site tells you if it is the same plot. Visit with the survey number and check that:
- Boundary stones or demarcation match the layout plan.
- Road access exists on the ground, not just on paper.
- No one is occupying or farming the land.
Verification protects you from the expensive surprises. The fees are small next to the cost of buying a disputed plot.
Where PrimePlot fits
Every project on PrimePlot is checked for physical demarcation, MahaRERA registration and title-deed search before it is listed. You should still confirm independently, so treat our checks as a head start. Browse verified projects to see what that looks like.
